I am still startled every day that I walk outside and see the transformation of my backyard. I can’t even believe it’s the same space. For years, our backyard has gone unused because it was such a disaster. I decided to redo the yard to make it a viable play place for my young son. But I knew we were facing a daunting list of issues. Among them: There was a large tree stump in the middle of the yard that had several sinkholes surrounding it. There were massive drainage issues due to
runoff from the driveway. The level of the yard sloped dramatically, dropping more than 2 feet over a short distance. There were also mysterious bricks sprinkled throughout the yard, some half-buried, some not. Only weeds seemed to survive out in the yard, in part due to a lack of sunlight. There were also two less-than-kid-friendly bushes; one that attracted bees and the other that had large prickers on it. And the fence along one side of the yard was warped and falling down. When it came time to select a company for the job, I called
based on positive reviews from Angie’s List. I’m glad that I did. The owner, Navid, responded immediately to my inquiry. He personally came to my house and spent over an hour with me, discussing the space. He immediately had a vision for the design, but was able to adjust it quickly based upon my feedback. My wife and I both loved his ideas and we set the ball in motion. Despite the company’s busy summer schedule,
was able to fit me in within a few weeks. Within a few short days, the company had removed the tree stump (no small feat, given the size of the tree, and that it had been more than 100 years old), somehow completely leveled the yard, solved the drainage issue with a stylish dry creek bed, removed the dangerous bushes, took down a few trees to clear a path for additional sunlight, added several stone walls, installed a smart-looking stone path leading to our basement door, and laid down some high-quality sod that doesn’t require as much sunlight. In addition, Navid’s team went out of his way to help solve several long-standing issues for FREE. They helped move the DirecTV dish from the center of our yard to a less obtrusive spot (working with the DirecTV crew), added a new stone entryway to the backyard so there was a flow as soon as you stepped off the back deck, laid down mulch along the side of the house (much needed, but outside the scope of the project), and they did not charge us for all of the extra/unanticipated dirt that was needed to regrade the space. I’m guessing all of these items saved us over $1000. I was so happy with phase 1 of the project that I asked the company to install a privacy fence. I sent Navid a photo from the internet of the type of fence we wanted, and his carpentry team recreated it *exactly*! It is so much better looking than what we had before… and stronger, too. And he did not charge me more than the cost of a basic fence, even though the design was much more intricate… and he had to call in his “A Team” to get it done. I can’t say enough about the level of customer service throughout. Navid was in touch with me daily about the project, to make sure I was more than 100% satisfied. His crew was extremely professional and would ask for feedback as the job progressed. As I told Navid afterward, I appreciated the fact that he made me feel like my job was the most important one on his plate, even though I’m sure he had much bigger ones that he was working on. One final -- and very important -- note: I share a driveway with my neighbors, and they couldn’t speak more highly of the crew, and their professionalism. It made a concerted effort to be considerate and minimize the overall impact -- keeping their side of the driveway clear, and paying extra attention to the final cleanup. To sum up my overall experience: I couldn’t be happier with the final product. And more importantly, neither could my son. He has a fantastic space in which to play, instead of being forced to walk down the street to the nearest park. I plan to use Outdoor Makeovers again in the near future when tackling my back deck and the front yard. I can’t recommend them more highly.

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

One of the more difficult issues facing you will be making sure you compare apples 'n apples while understanding the differences between apples 'n oranges.

Some things common to all:

How far from your (water) meter pit to the home?

Do you know what sort of water pressure you have?

Those two questions sortta drive the rest.  How many sprinklers you have is a piece of the puzzle but it is lower on the issues list than how much water pressure and gallons per minute of flow (gpm) you have.  Knowing the water pressure and gpm coming to the house is important because it is the info divided by the flow rate of the heads to tell you how many you can run at a time.

 That, plus the number of heads it takes to cover your yard will let them decide on how many zones to cut the yard into (each zone is X number of heads that run at the same time).

Will the different estimates be for systems that are all parts from a single manufaturer or will it be a collection of brands?  Some will tell you that the parts (controller, back-flow, heads and even specific heads) are better from different manufacturers while others will tell you that all from a single manufacturer will give you an optimized system.

And, are the contractors equally certified?  Not only education and experience but certifications from the various manufacturers who's parts they want to use.  And, will their installations be the same?  Will they open trenches all around your yard and be a week getting the stuff layed, connected and back-filled?  Or, will they pull the flexible pipe and be in 'n out in one day with water flowing to cover their intrussion before they leave that day?

Will your system need to be blown out with pressurized air at the end of the season to avoid winter freeze and bursts or will it drain automagically?

I know, I took your simple question and made it hard.

When I bought my system about 9 years ago, I had a variety of estimates and the differences sortta fell into the mess I listed above.  The low estimate was a person who seemed to be from the "get it in the ground and fix it later" school.

The highest estimate was from someone who seemed more concerned about my yard and the final result than I was.  The low person was using parts 'n pieces from a variety of manufacturers.  The high person was certified by the company that made all the parts he was wanting to use and he carried a fairly high rating from them for his past performance..  He would vary for me if I wanted but he had sound reasons from the controller to each of the heads as to why he preferred his "brand".

It doesn't look like you are a member of Angie's List.  Given the size of the investment you are looking at, this might be a great time to join and see how others in your community have rated the contractors you are considering or if there is one you should add to your list. 

My yard is between 12 and 15,000 square feet less the house, deck, two mini-barns and it is interrupted with a number of blocking (blocks the stream of water) evergreens and planting beds.

The low estimate I had was about $2,500 and would take three days to put in from the time they began to trench.  I don't recall how many heads he wanted to put in but if it was off, he'd be able to put another anyplace and tie it to the nearest zone to give me good coverage.  Uh, this was the get it in the ground 'n adjust later person.

The high estimate I had was around $4,500.  This proposal was for seven active zones each having 5 to 7 heads.  There was enough capacity (extra zone controllers and space within the system controller) built in to add drip irrigation at a later date for the planting beds without having to replace anything.  He drew the entire yard and gave me a copy with the heads marked showing the "throw" of each and the overlap he built in to avoid any missed areas.  And, they wanted to arrive in the morning and leave that evening with the system watering to cover their tracks throughout the yard.  One day and they would not leave until it was working as advertised!

I took the high estimate.  I have a neighbor who bought from the other folks.  Both of us are happy.  He is really happy because each time he calls his company for adjustments or corrections (yep, they got it in the ground and are still putzing with it) they are out within the week, they are really easy to do business with and their service calls' costs haven't gone up a whole bunch.

Sorry, you can't look at the price and divide by X number of heads and have a fair comparison.

1) IF you are talking the root crown - the portion where it is not one solid truck or "bole", but still a solid or near-solid mass of roots coming off the base of the trunk, then that has to come out on way or another. Typically, once you get beyond about a 3 foot circle then you are in the radial portion of the roots where they spread out laterally, and are a foot or more apart, and new roots can grow in that area fro the new tree OK. Of course, be prepared to have to trim some volunteers so the old tree can't come back, and be sure to fertilize the new tree per recommendations because the old roots will still be trying to extract water and food from the soil to support the tree that they do not yet realize is gone. Do NOT put stump killer or poison in the old tree - will kill new one too.

2) The proper commercial way to do this is to have the entire root crown and larger roots removed with a stump grinder - looks like this -

You need a tree service that can grind down at least two feet below ground level and remove the root crown and larger root segments. If you hve large roots running laterally quite a ways, he can grind them up too - ditto to "trippers" sticking up above ground. Just be sure to have it clear (spray painted) upfront how far he is going for what he quoted - typically about $150 for tree up to 1-2 feet in diameter, up to $500 for a massive sycamore or walnut or cottonwood or redwood with 6 foot diameter crown. While you can rent stump grinders at tooll rental places, I REALLY do not recommend it - the rental ones you can afford to rent for one use are pretty light duty, and they can chew a person up in no time flat if you lose control when it snags in the wood or hits a rock.

3) Another way is to go out to where the massive roots taper off to something you can reasonable cut - say 4-6 inches in diameter, and cut them all in a circle around the stump, then with a come-along or CAREFULLY (not more than a few hundred pounds) with a vehicle with a trailer hitch, put a steady pull on a good rope or strap or chain in a shallow notch cut around the top of the stump (so it does not pop off easy), then while it is being rotated up out of the ground walk around and cut any root you see still attached or trying to lift out of the ground. This works much better if the stump is left about 4-6 feet high so you get some real leverage on it with the pull, but if already cut down short run chain or strap over the top of it and around a large root on the far side of the stump. I use a Sawzall with foot long coarse tooth wood cutting blade for this - goes through roots really fast, and blade is only $1 or so apiece so ruining one or two hitting rocks is no big thing, and also reaches in under the stump better and safer than an axe. I helped a neighbor take out a back yard full of birches this way - took us about half a day to remove about 15 trees with about 6 foot diameter circle of crown and roots, leaving holes about 1-2 feet deep where each tree was. Remember this - whichever way you use to take it out, you will need maybe 1-5 wheelbarrow loads of good growth medium to replace the divot. 

4) Cheaper route - cut off flush with ground level (or leave some stickup as a planter or stool or feeder base or whatever), and plant new tree at least 4 feet away from old crown, in a spot between the old roots.

'Reasonable' is one of those words that means wildly divergent things to different people.  Check with your local high school to see if they have  any sort of agricultural program.  If yes, perhaps someone in that program could help you.  Being a landscaper myself, I must say it sounds like you want something that is - first and foremost - cheap.   This is NOT the best way to look for any service.  You would be better served looking for 'competant' than with 'cheap'.  The nicer you want your flowerbed to look, the more important it is to find someone who REALLY knows what they are doing.

They did not establish and prep our beds properly. They
promised they would grade our bed and turf areas with high quality materials
(mulch & top soil). Unfortunately, they did not do that. They mixed in all
kinds of garbage in the beds. I continue to find shredded up beer cans,
shredded corrugated pipes, plastic wrappers, concrete blocks in our plant &
tree beds. The beds and turf were not graded properly. They did not install the
proper corrugated pipes and catch basins. When it rains, the grass (Zeon
Zoysia) they installed ends up having a lot of standing water on it and
therefore is dying. They misrepresented the plant materials. They said they
were going to use high quality plants, but they did not. While installing the
plants and trees, they broke off a number of the limbs on the new plants. When
I asked them about this,

Vendor has been very patient with us. We originally contacted him in 2014 for a quote and didn't bring him back until 2015.
Vendor arrived on time and did exactly what was quoted. Costs came in lower than what we recalled being quoted in 2014.
Vendor also provided some consultation on maintaining our fountain and has been called upon a couple times since the home visit with additional questions. Each and every time they have responded and assisted with no additional costs.
We will definitely be using these services again in the future and recommend to everyone else.

I was very disappointed. During the consultation appointment,

mentioned it would take a couple weeks to get the plan put together. I said that was ok. No plan after 2, 3, 4, 5 weeks. I called a few times, but never received a call back. Finally, he submitted the plan after 6 weeks.
One would think that the plan would be fairly detailed and professional looking, especially considering the 6 week wait. It was just a one page black and white sketch with handwritten notes. No dimensions, no details, and he forgot to include a couple major aspects of the plan.

I made a mistake hiring

. I had a 26 year old garden that needed extensive renovation. My yard had originally been designed by a landscape architect 26 years ago. Fifteen years ago, I had employed another architect to make substantial improvements. But the years had taken their toll and I needed substantial work including:...More /> 1. The supply line for my pond and waterfall needed to be replaced.
2. I needed two retaining walls replaced.
3. I needed a stairway and walkway to be constructed.
4. I needed fencing installed.
5. I needed the lighting systems to be upgraded.
6. I needed substantial planting in beds and elsewhere where the plants had become "tired."

advertised that they had expertise in all of these areas and I was willing to pay a general contractor to supervise and manage the entire project.
Navid got off to a bad start by arriving late to our initial planning session—so late that it was after dark so we could not even see sections of the yard where we wanted work done. But it got worse after he arrived. Navid did not want to listen to our needs and did not want to understand the architectural plan that we were hiring him to renovate. Navid wanted to sell cookie cutter projects, like pergolas and fire pits, and the like, even though none fit our needs.
I can’t offer a logical explanation why we proceeded after the frustration of the initial planning sessions, but we did.
It took literally months and innumerable call backs to get the pond work completed and the waterfall functioning. All of the leaks that

had left (and then left again, and left again…) were eventually cured. But even today the new white piping runs above ground, and is an eyesore. But I am stuck and plan to hire someone else to perform plantings to disguise it.
One retaining wall that they installed did come out beautiful. But the other retaining wall that was installed is poured concrete. Navid had promised to do his best to match the existing stucco which is gray, but instead of trying to match it, he just used some white stucco that was evidently left over from another job.
The stairway and fencing were installed to my satisfaction.
The lighting systems were generally installed to my satisfaction, but oddly, near the end of the project, Navid insisted that I needed a new transformer to power it, which was a change order.
The real disaster were the plantings. Navid literally destroyed the architectural plan of my front yard. We had a large planting of abelia grandiflora that had matured for 26 years and provided a privacy screen between the house and the street. Navid wanted to remove that privacy screen (to this day his reasoning remains a mystery). I literally had to argue with him about that to preserve that planting (remember how I began by noting his difficulty with listening). I finally conceded that he could prune them back to eliminate the legginess. One day during the process I went out to discover that he had pruned them back to nubs that are now going to require years of new growth to reestablish the privacy screen that I had enjoyed for many years.
However, attempting to be fair, Navid did installed a little walkway with a bench that is a particular favorite of my wife. Unfortunately, it is surrounded by one of the bare areas of the yard

Well we are now months post project and we have completely bare areas in the yard. We have planters that are entirely empty. We notified Navid of the planting issues and he suggested that we take pictures of the dead plants and he would replace them in the fall. I understand waiting until the fall for plantings, but I do not understand a contractor that insists that we do his job of documenting the shortcomings of his work for his convenience.
One frustration that I experienced throughout the project was that Navid wanted to delegate the job of quality control to me. The most blatant example was with the pond. Navid hired a subcontractor to do that work. If I had initially known that he lacked the expertise to do the pond work we would not have hired him, because we saw the pond renovation as the most important part of the project. Navid never bothered to inspect the work done by his subcontractor. As far as Navid was concerned, that was my job. I tried to explain to Navid on several occasions, that I had employed him as the general contractor and that it was not a job that I was interested in. But to no avail.
I have decided that dealing with Navid is simply not worth the aggravation, and this fall will hire another contractor to finish the work that we had hired Navid to do last fall.

We had found a previous contractor on Angie's List who had completed only a portion of the work they had promised on our project and left our house in shambles.
One of the areas in most extreme disrepair was a below grade storage area. Every time it would rain, water would pour in excess into the space leaving it wet, muddy and full of mold and mildew.
After firing our worthless, no-good, thief of a contractor, we searched for weeks in an effort to find the right landscape / hardscape company to complete the job. Sounds like an easy task, but after receiving visits from several contractors, we still were not satisfied not only with the options presented, but with the time frames that we were being provided; being in the heart of the renovation season, landscape companies all seemed to be booked and were not sensitive to the urgency of our project.

In addition to the agreed upon scope, they even trenched an additional drainage line free of charge.
I won't say that

The yard looks good, but it was very difficult to work with Navid. He was very casual - he put trans music on while sketching on a notebook sheet of paper. He was condescending about our yard, space, and budget. He forgot to plant tulips, as was included in our contract, and was upset that he had to come back to do this - and guilted my husband into planting them with him. Additionally, I feel that some of the work was lazy - I found a pile of rocks behind an oak tree that he placed there from digging up - rather than disposing of them - an extra fee of $800 that we paid for him to take out rocks from the backyard. The last point was he was very back and forth on price - he never gave us the Angie's list discount - it was for "things that come up" - yet when the rock disposal came up, it couldn't be taken out of that. He also asked for more money because he did such a great job, when we were paying our final bill - didn't say "I need $$ to cover XYZ" but just said "you know, if you want to pay me more because I did so much for you, you can" and stayed in our house for nearly 30 minutes repeating what a great job he did and suggesting we give him more money. Our yard does look good and he was responsive - but I would not work with him again because he was unprofessional and made both my husband and I uncomfortable.
