"The chimney sweep was fine (if a bit overpriced) but the trouble began when I was informed of the $2,450 in "necessary" charges that needed to be performed, including a new damper, new chimney cap, new gas grate, and interior coating. I am not a chimney expert by any means, but in asking a host of follow up questions, their responses left no room for doubt that the vast majority of the repairs needed to be completed if I wanted to use the chimney. Most notably, I absolutely needed a new cap and the damper which was, in their words, broken and unusable. He said it was an obvious problem and said it was improbable that Mad Hatter didn't realize it was simply off-track. So here's the heart of my beef with Mad Hatter. They charged me $250 to come out and told me my damper was broken, unfixable, and they needed $1,200 to fix it ($2,450 in total) because it was stuck half open. I didn't want to spend the money, so I let a good portion of the winter pass with an open damper (wasting money on escaping heat). Yet LM

"They did a great job overall. They did a (free) initial estimate of the stucco house I was considering buying. I called them since the general home inspector suggested a stucco inspection since there were areas needing caulking and below grade stucco.

H came out to do the inspection/estimate. It was a non-invasive test for moisture, visual inspection of windows/doors/flashing, etc. He spent about an hour doing all this and showing me where there were areas of concern (below grade stucco with high moisture levels, wood-rot in window/door trim, etc.). He was polite, professional and had pictures to show me of before/after of other jobs. He emailed an estimate to me that evening and followed up twice in the weeks following (as any good sales person would do)...but I really didn't feel any sales pressure. After closing, I contacted him and was able to negotiate a lower price for the work. They started on schedule,

, the foreman introduced himself and showed me some of the work in progress. He was polite and friendly (and took off shoes when he had to enter the house to flip the circuit breaker which flipped). I was quite satisfied with their work: the caulking looked professionally done, the trim-work also was nicely done and the foundation cutback and sealing looked clean and as if the house had been built that way. The caulking they did comes with a lifetime warranty. They explained that they'd come back each 8-12 months to inspect some of the windows/doors. Should there be any water damage, they'd re-inspect all work and labor and parts would be covered by the warranty. This is good considering the number of wood trimmed windows and the rate at which they have previously rotted. They do replace with PVC (or wood if you prefer) so hopefully I won't have to replace again. During the job, they did uncover additional wood rot on door trims which raised the final price but they were not initially caught due to the fact that the storm door metal trim was covering the wood rot....so it was only noticed when they temporarily removed this trim to caulk. They had a fairly small crew and they worked hard in the hot sun. They cleaned up their equipment and tools each night (since they left some things like ladders on-site). The only complaint I have was that there was small oil-stains on the concrete driveway caused by their vehicles. So you may want to ask them to put cardboard down if they will be parking in your driveway.

Chapel managed the project and was very good at presenting new options for the roof to avoid future leaks. The crew was timely in their installation. During the installation, they replaced small areas of decking that had become suspect. Existing furnace vents were painted and new lead boots were installed. In addition, the crew installed a ridge ventilation system to meet the manufacturer's warranty requirements."

was running a little late for the time expected, but he called to tell me of the delay and to ask if it was OK (which it was). When he arrived he took one look up the chimney and told me that it was too small to draw properly, even with a liner, and advised me it would be dangerous to try (it's an old house, and it was probably designed for a coal fire). I was afraid this might be his advice, and was sorry to pay $99 to find out it was not an option. He recommended investigating a fireplace insert, which he did think might work, and promised to apply the $99 to a chimney cleaning, if the insert company deemed that necessary. Since it was the end of a long day, I did wonder briefly if he just wanted to go home, but he seemed to know what he was talking about, and his high rating on Angie's List
