"I chose another contractor because of price.  I experienced extended job delays because contractor did not receive delivery of key plumbing and cabinet pieces in a timely manor.  Contractor had to tear out and replace several scopes because of poor workmanship.  Instead of looking me in the face and telling me certain parts of the job would be free of additional charge because, "we're on the job anyway," he should have told me he could do them for an additional charge, then get them DONE!  Because he failed in this, many times I had to almost shove the contract in his face to prove he agreed to perform one task or another. This happened with both the plumbing and the cabinet prices as he priced the delivered products less than the suppliers charged which required me to get significantly involved in the actual project execution. because of the pricing problem the delivery of key products was significantly delayed. As of this writing the drama continues since the cabinets have not yet been installed and I retain a significant partition of the contractor's labor fee to insure either his full compliance or the cost of bringing in another contractor to finish the job as originally intended Do's and

'ts: DO: Outline item by item what the contractor is to perform frr the price agreed.  Both you and the contractor initial this list and attach it to the contract.  If possible, attach a hard-lined plan of the proposed work including special details if necessary. Write down every appliance, fixture, cabinet (with correct stock numbers), etc the contractor is to order on your behalf.  Include also, the price you will pay for each including tax and delivery.  Then secure definite delivery dates from the respective suppliers. Schedule the construction start to coincide with the CONFIRMED delivery date of the key items that can hold up construction. Carefully inspect product deliveries, the performance of all constructions services, installations and so forth as they occur and insist that anything not in sync with your agreement or expectations is immediately corrected.  This reduces the chances of incurring additional costs to tear out an correct work regardless of who pays for it. In the event of change orders, carefully review with your contractor the reason for the CO and agree only when you become completely satisfied of its necessity.  However, always negotiate the price of the CO just as you did the original contract. Always remain civil and patient.  Rarely do construction jobs go perfectly.  Problems occur for three reason, your fault, his fault or a combination thereof.  Remain analytical and removed from the problem and force yourself to admit your fault for the situation when it is indeed your fault... it happens My last DO.  Always provide a 10% contingency in your personal construction budget to cover the unforeseen costs that can pop up during even a seemingly

'TS: don't Sign a hand written contract under any circumstances.  Make sure the contract is typed and clearly describes exactly what you want done and how...  This may take several meetings  with the contractor to make sure EVERYTHING is covered and correctly priced.  This protects you from unnecessary and costly change orders in the future. don't Pay the entire contract fee until the project is completed exactly to you expectation and in accordance with the terms of the contract.  Always retain 15% of any amount due the contractor to be paid at the end of the project when all punch list items are resolved and the Contractor delivers an executed and notarized

They weren't the great quality to begin with but they added touches to make them look great. We bought a big flat TV for our living room. The cabinet fits and looks wonderful.
