COMPLAINT: Robert Hooker, Wakefield, Mass.

"I hired Pillar Real Estate (Daryel R. Duhaime) to manage my property while I was overseas for two years. The first year went reasonably well. The second year, he moved into my home with a roommate on what he said was a temporary basis. Then, without my knowledge or permission, he wrote himself a lease on my place.

"After a few months passed and they were still there, I became concerned, especially after I found out about a third roommate. Daryel paid me a reduced rent, deducting for, among other things, a brokerage fee for leasing my property to himself.

"His negligence cost me hundreds. For example, he didn't properly clean the swimming pool or have it closed in a reasonable time period. He was late with the rent and has yet to pay me for the last two months."

DESIRED RESOLUTION: "Daryel Duhaime needs to pay me the $2,213 he owes me."

Landscaping complaint

COMPLAINT: Willie Mayfield, Mattapan, Mass.

"I had Cosco Landscape Co. create a raised garden bed, put in sod on my front yard and install a sprinkler system. My only complaint is with the sod because there were a number of brown spots. In other words, the sod was dead. After several calls, they're just not responding."

DESIRED RESOLUTION: "I'd like Cosco to repair the bad sod spots in my lawn."
